Compare the whole mortgage cost, not just the rate

The advertised rate is only one part of the mortgage cost. Compare:

  • Loan-to-value: lower LTVs can access different pricing, but the product must fit the deposit or equity available.
  • Product fee: a lower rate with a percentage fee can cost more on a larger loan or over a short expected holding period.
  • Fixed or tracker: a fixed rate provides payment certainty for its initial period; a tracker can move when Bank Rate changes. The current Bank Rate is 3.75%.
  • Eligibility and exit: property type, rental cover, borrower profile and early repayment charges can all alter which product is suitable.
